Most home repairs arrive as a surprise. The water heater goes on a Saturday, the panel trips for the third time this month, or a room that was fine last summer is suddenly not.


The Home Advantage home service membership is built around the opposite idea: look at the house on a schedule, catch things early, and pay less when work does come up.


Here is what it includes and what it costs, without the sales pitch.


The Short Version


Membership is $14.99 a month, which works out to about $180 a year.


The annual evaluation alone is a 50-point inspection that non-members pay $500 for.


Everything below comes on top of that.


An Annual 50-Point Home Evaluation


Once a year, we go through the house properly. The evaluation covers three areas:


Home evaluation. A thorough look at the systems in our scope, so problems get found while they are still small.


Efficiency evaluation. Homes get less efficient as they age, and equipment that was standard ten years ago often is not anymore. This identifies where you would get the most value from an upgrade, whether that is insulation, air sealing, or something else.


Electrical safety inspection. Electrical systems change over time, and not always in good ways. An annual check catches loose connections, overloaded circuits, and aging components before they become a hazard.


One scheduling note: these evaluations are performed October through April, during normal business hours, Monday through Friday. You contact the office to book, and the appointment is set based on availability.


10% Off Labor and Products


Members save 10% or more on labor and products for any service, and the service fee itself is reduced.


Two limits worth knowing up front. The 10% applies to full-price items and services, and it covers the first $15,000 of a job. And if you are using a utility rebate program, the discount may not apply, because reducing the invoice can interfere with rebate processing. Always worth confirming before you book which one leaves you better off.


Priority Scheduling


Members go ahead of standard calls. When something breaks in February, that is most of the value of the membership in a single afternoon.


A Lifetime Workmanship Warranty and a 5-Year Labor Warranty


This is the part most people underestimate.


All workmanship is warrantied for life. Labor warranties extend from one year to five years from the install date, with no additional service fees or labor costs during that period.


Eligible equipment that fails to perform as designed gets repaired or replaced at no additional charge for five years, as long as your membership has been continuously in good standing since the original installation. The coverage is not retroactive, so it applies to work done while you are a member, not work done before you joined.


It Transfers If You Move


If you sell the house, the plan transfers to the new owner. If you move within our service area, it moves with you.


That makes it a small selling point at closing rather than something you write off.


Is a Home Service Membership Worth It?


For a homeowner who never calls anyone, probably not. Worth being straight about that.


It starts making sense if any of these are true:


  • You have a project coming up. A whole house fan, an insulation upgrade, a skylight, or a panel upgrade. 10% on a job of that size covers the annual cost several times over.

  • You own an older home and would rather find problems on a schedule than discover them.

  • You want the 5-year labor warranty on work you are about to have done. That only applies if you are a member at the time of installation.

  • You value getting moved to the front of the line in the middle of a Colorado winter.


What to Know Before You Join


A few terms worth reading before signing up, so nothing is a surprise later.


There is a minimum term, and it scales with the size of your first discounted job. Jobs up to $4,999 require a one-year membership. From $5,000 to $9,999 it is three years. At $10,000 or more it is five years. The logic is straightforward: a larger upfront discount comes with a longer commitment.


Membership renews automatically for another 12 months unless you notify us in writing 30 days before the term ends.


Some charges are excluded from member pricing, including permitting costs and utility alteration fees.


Evaluations happen October through April during business hours, as noted above. Scheduling outside those hours carries an additional fee.

Frequently Asked Questions
